How to use it

  1. Type the after repair value (ARV) and your repair estimate in the light yellow cells.
  2. Check the flip assumptions (resale price, profit, months held, loan and costs) and your own margin. Doing the flip yourself? Set Your margin to 0%.
  3. Read your max offer. The cost waterfall shows how the ARV becomes your offer, next to the 70% rule.
